Role Overview: The Director of Construction will lead the execution of luxury residential development projects throughout New York City, overseeing all phases of construction from pre-development through project delivery. This individual will serve as a key member of the development team and will be responsible for managing general contractors, consultants, project budgets, schedules, and quality control across multiple high-end condominium projects. The ideal candidate will have 10–15 years of experience in ground-up residential construction, with a strong background working for a leading general contractor or construction management firm, preferably in a Project Manager or Senior Project Manager capacity, as well as experience working directly for a residential developer. Candidates should possess a degree in Construction Management, Architecture, Engineering, or a related field and demonstrate expertise in budgeting, scheduling, consultant coordination, quality control, and the delivery of luxury projects to the highest standards. Responsibilities: Construction & Project Execution
Lead all phases of construction execution for luxury condominium and multifamily developments from pre-construction through project closeout and turnover.
Oversee general contractors, construction managers, architects, engineers, and consultants to ensure projects are delivered on time, within budget, and to the highest quality standards.
Manage project schedules, sequencing, procurement timelines, and construction logistics.
Review and approve project budgets, GMPs, buyout packages, payment applications, change orders, RFIs, submittals, and consultant invoices.
Conduct regular site visits and project meetings to monitor construction progress, workmanship, safety, and adherence to design intent.
Identify and proactively resolve construction, design, and coordination issues to minimize project risk and maintain schedule integrity.
Partner closely with ownership, development, and design teams to ensure seamless project execution and communication across all stakeholders.
Pre-Construction & Design Coordination
Participate in early-stage project planning, budgeting, and constructability review during design and pre-development phases.
Assist in the selection and management of architects, engineers, consultants, construction managers, and general contractors.
Provide input on design development, material selections, value engineering initiatives, and construction methodologies.
Coordinate permitting, DOB approvals, and regulatory processes in collaboration with expeditors and consultants.
Ensure alignment between project design objectives, construction execution, and financial goals.
Financial & Operational Oversight
Prepare, monitor, and maintain project budgets, cost reports, and schedule updates throughout the construction lifecycle.
Track project performance against budget and schedule milestones and provide regular reporting to senior leadership.
Lead contract negotiations and oversee vendor and consultant relationships.
Manage contingency planning and cost-control initiatives while maintaining the integrity of design and construction quality.
Project Closeout & Delivery
Oversee punch list completion, project commissioning, turnover documentation, and final closeout activities.
Ensure all projects are delivered in accordance with ownership expectations and luxury residential standards.
Coordinate with sales, marketing, operations, and property management teams to support successful project delivery and occupancy.
Qualifications:
Bachelor’s degree in Construction Management, Architecture, Engineering, or related field required.
10–15+ years of experience managing ground-up residential construction projects, with a strong focus on luxury condominium developments in New York City.
Prior experience working for a leading general contractor, construction management firm, or owner’s representative required.
Experience working directly for a residential developer strongly preferred.
Deep understanding of NYC construction practices, permitting, DOB processes, and building codes.
Proven ability to manage large-scale luxury residential projects from pre-construction through completion.
Strong knowledge of budgeting, scheduling, construction administration, and consultant coordination.
Excellent leadership, communication, and organizational skills with the ability to manage multiple projects simultaneously.
Strong attention to detail and commitment to delivering high-quality, design-forward projects.
Proficiency in Microsoft Office Suite, Procore, Bluebeam, Microsoft Project, and/or Primavera preferred.
Preferred Background:
Experience overseeing boutique, luxury, or architecturally significant residential developments in New York City.
Strong relationships within the NYC construction and development community.
Ability to thrive in an entrepreneurial, fast-paced development environment with a high level of ownership and accountability.
