You step onto a campus and immediately spot what others miss — the ceiling tile that came loose and no one documented, the HVAC unit that's been making noise for days, the landscaping contractor who completed half the scope but submitted a full invoice. You don't wait for complaints to arrive. You fix problems before they surface. That skill defines this role. 2 Hour Learning runs high-end K–12 campuses where parents expect an environment that is secure, well-maintained, and ready for tours at all times — not just when guests are scheduled. You'll maintain that expectation across the Northeast: Manhattan serves as your home base, with consistent travel to locations in CT, MA, and PA. Your efforts determine whether a campus consistently feels premium or gradually declines between leadership check-ins. Year one focuses heavily on establishing standards and cleaning up vendor relationships — defining what "tour-ready" actually means, creating the audit schedule, replacing underperforming contractors, and training Campus Coordinators and Site Specialists to follow a consistent operational cadence. As additional schools join the network and your systems mature, the role transitions into ongoing regional stewardship: you become the expert the organization turns to when launching a new site, managing a crisis, or revising operational standards. This is a hands-on field position. If you prefer managing via reports and metrics alone, this isn't the right fit. If you want clear ownership over whether 25+ schools maintain a premium standard daily — plus the authority to deliver that outcome — continue reading. What You Will Be Doing
Running scheduled on-site inspections across Northeast locations using documented benchmarks for cleanliness, HVAC performance, safety, security, signage, landscaping, furnishings, and tour-readiness — then ensuring corrective actions are completed and verified
Managing facility incidents and urgent issues by coordinating contractors and closing work orders only after confirming resolution (urgent items within 24 hours, standard items within 1 week)
Overseeing local contractor performance against service agreements, terminating vendors who consistently underdeliver, renegotiating contracts, and conducting direct accountability discussions about quality and cost
Establishing a weekly operational rhythm with Campus Coordinators and Site Specialists to ensure consistent execution of routines rather than reliance on individual heroics
Overseeing significant campus improvement projects (HVAC replacements, interior updates, landscaping work, AV and network installations) within timeline and budget constraints while minimizing student disruption
Documenting enterprise-wide standards and AI-powered procurement workflows (utilizing ticketing platforms, IoT/predictive maintenance tools, and centralized sourcing) to ensure uniform campus launch and operations
Delivering clear weekly written updates covering regional quality metrics, vendor accountability, escalations, and capital expenditure tracking
What You Won’t Be Doing
Operating remotely from behind a screen — this position demands frequent physical presence at Manhattan plus 20–40% travel to regional campuses (CT, MA, PA)
Leading greenfield campus design or managing ground-up construction projects — capital expansion responsibilities belong to a separate function
Creating enterprise procurement strategy disconnected from operational reality — your standards emerge from direct site observation
Working within neat organizational charts with formal authority over everyone whose performance affects your outcomes — you'll drive results through documentation, written accountability, and refusing to accept ambiguous contractor commitments
Tolerating a "tour-ready only when executives visit" culture — persistent problems get diagnosed at the root, not repeatedly ticketed
Spending your time in reactive crisis mode — the inspection schedule and predictive maintenance systems exist to identify failures before they generate complaints

Documented success holding managed service vendors accountable for quality, cost control, and SLA compliance across multiple sites
Hands-on experience addressing urgent facility problems (safety, HVAC, security, cleanliness) with measurable impact on customer experience
Strong discipline in written operations: issue tracking, escalation documentation, vendor correspondence, weekly regional quality summaries
Demonstrated proficiency with contemporary operations platforms (ticketing systems, IoT/predictive maintenance, AI-enabled procurement or planning tools)
